COVID – 19 SAFETY PROTOCOLS 2021

The health and well-being of our clients and customers during these times is paramount. As we navigate through this abnormal time, we want to assure you that as a designated essential services provider, we have adopted the safest, best practices and protocols recommended by health officials for our industry during the pandemic alert.

We want to help you cope and stay safe while you engage in any real estate related activity. That includes adopting safe and healthy procedures for listing, showing and selling your home or guiding you through safe property showings to find your next, best home.

Although we are equipping our seller clients with marketing tools that include virtual video tours to safely market their properties to prospective buyers, below are many of the examples of the best practices, procedures, guidelines and protocols that we are actively adopting to provide the safest real estate experience once buyers decide to take a closer look by physically attending a pre-scheduled, time-limited viewing.

We are proud to offer these practices and guidelines along with our member colleagues so that Manitobans will gain confidence that they can stay safe while carrying out their real estate related activities.

COVID 19 – SHOWING BEST PRACTICES

As a professional REALTOR®, I am focused on the safety, health and wellness of you and your family during the selling process of your home.

During this cautious period, we require that the following list of best practices be adhered to by other REALTORS® and their clients before and while showing your property:

  • REALTORS® will require their client(s) to complete and sign a Health Disclosure form confirming that they are not exhibiting any Covid-19 symptoms or that they have not been in contact with any individuals that have had Covid-19 or its symptoms. Travel restrictions outside the province and compliance with those restrictions are also confirmed.

  • REALTORS® are required to limit the number of people attending a showing. 

  • REALTORS® will enforce that Masks must be worn by all of those in attendance for the property showing. 

  • REALTORS® and their clients will sanitize upon entry and guide their client(s) through your home, restricting the physical touching of any personal items.

  • REALTORS® will direct their client(s) through the property, room by room, assuring all stay in one group.

  • REALTORS® will ask their clients to refrain from using the bathroom.

  • Before and after a showing, we recommend that you disinfect commonly touched areas such as doorknobs cupboards, and countertops as a precaution.

We are focused on the safety, health and wellness of all individuals during this pandemic and we wish to share with you a summary below, of the components in the Covid-19 Health Disclosure required to be completed before any buyer(s) are permitted entry to view your home.

    • If you, or anyone you have recently been in contact with, have exhibited any cold, coughing or flu-like symptoms, please re-schedule this showing.
    • If you, or anyone you have recently been in contact with, has recently travelled out-of-province, please re-schedule this showing.

    • Please do not physically touch any personal items within this property.

    • Kindly refrain from using the bathroom.

    • Thank you for helping us all stay safe by wearing your mask and sanitizing upon entry. Enjoy your showing.

COVID-19 Virus Health Disclosure for Property Showings

    e. ▢ I have not knowingly come into contact with anyone in the last 14 days who has been diagnosed with a lab-confirmed probable or positive case of the COVID-19 virus.

  3. I acknowledge and agree that:

    a. In the event that during the next 14 days I should experience any of the symptoms stated in 2 c. (fever, dry cough, shortness of breath, or difficulty breathing), or learn of any circumstances that would change my response to any of the above questions I will immediately inform the Listing Brokerage.

    b. I am aware of the inherent health risks and concerns related to my attendance at the property, or my allowing others to attend at the property, and with any contact I may have with those involved. I am allowing or participating in the viewing of the property
    of my own free will and accord. I will not hold the occupants of the property, others who attend at the property, the Listing Brokerage or any of their representatives responsible for any claims, costs, damages, expenses or liability related to any adverse health-related consequences arising as a result of allowing or having access to the
    property for the purpose of viewing it.

    c. The information contained in this declaration may be retained by the Listing Brokerage for a period of up to eight weeks. In the event the Listing Brokerage considers it necessary for public health purposes to release this declaration or any information contained herein to any health authorities or anyone else, they may do so.

  4. The following statement applies only to the owner or occupant of the property granting permission for it to be viewed:

    ▢ I am the owner or occupant of the property and am granting permission for it to be viewed. No one residing in the property has been diagnosed with a lab-confirmed probable or positive case of the COVID-19 virus, and I am not aware that anyone
    residing in the property has, in the last 14 days, experienced any of the following symptoms: fever, dry cough, shortness of breath, or difficulty breathing.

To the best of my knowledge everything contained herein is true, and this declaration may be relied upon as having the same force and effect as if made under oath.
